Welcome to our much-loved Comfy Tiny Flat, a cute and comfortable 30m² granny flat in beautiful Coolum Beach.
Small in size but big on comfort, our little flat is thoughtfully equipped with all those extra touches that make you feel at home.
Guests often tell us how welcoming and cosy it feels from the moment they walk through the door!
Perfect for couples or solo travellers wanting an affordable, comfortable base to explore the Sunshine Coast.
🏡 Important – Please Read Before Booking
Our flat is a TINY 30m², fully self-contained downstairs granny flat, located underneath an original beach-style home.
Our lovely long-term tenants and co-hosts live upstairs and are respectful of our guests.
However, you WILL hear footsteps and everyday movement from upstairs. This is normal for this style of accommodation.
If you're particularly sensitive to noise or prefer complete silence, this may not be the right property for you.
We believe in honest listings so guests know exactly what to expect.

The flat is fully insulated and air conditioned, helping maintain a comfortable temperature throughout the year.
Ceiling fans and two screened entrance doors on opposite sides allow beautiful coastal breezes to flow through.
We appreciate guests switching off the air conditioning when leaving for extended periods.
🍳 Well-Equipped Kitchen
Despite its small size, our kitchen has everything you need for a comfortable self-catering stay. To keep this well equipped we ask guests to keep clean especially on check out and to prevent odours lingering and bugs taking over

Grill-only oven (not a conventional oven)

Pots, pans, crockery, cutlery and cooking utensils (we can only provide as many as we do if guests wash up for us)

We provide a starter supply of milk, tea, coffee and basic pantry items.
🧂 Our Shared Pantry Philosophy
Our pantry contains useful everyday items such as foil, cling wrap, zip-lock bags and basic cooking essentials.
Guests are welcome to use what's available, including items thoughtfully left by previous guests.
If you finish the last of something, we simply ask that you replace it as a courtesy to the next guests.
We love the sharing spirit of Airbnb, and this helps everyone avoid buying unnecessary supplies for short stays.
For longer bookings, we provide starter essentials such as tea, coffee and toilet paper. Guests then replenish their own supplies as needed.

Perfect for leisurely rides along the local bike paths, visiting the beach or heading into town.
Please note:
These are older-style beach bikes, not performance or long-distance bicycles.
They're best suited to flat local paths and leisurely rides.
Bikes must remain within the Coolum area and are not suitable for rides outside Coolum.
Bike lock codes are provided after guests sign the bicycle waiver.
Coolum Beach town centre is approximately 1.7 km away, with bike paths and local routes to explore.

Our flat is ideally located for exploring the Sunshine Coast.
We're approximately 250 m from the foreshore, where you can enjoy the sounds of the ocean and beautiful coastal breezes.
Beach access is less than 1 km away, with lovely walking and cycling options.

One of our favourite routes! Enjoy a beautiful beach walk towards Coolum town, where you'll find cafés, restaurants and shops.
Northern Beach Access
Head in the opposite direction towards the coastal boardwalk and national park areas for a quieter beach experience.

Local courtesy buses may be available for the Coolum Beach Hotel and bowls club, with pickup arrangements depending on the venue.

Our flat has two private entrances and two small courtyard areas where you can enjoy fresh air and coastal breezes.
Uncovered off-street parking is available directly in front of the flat.
The property is fully screened, allowing guests to enjoy natural ventilation.
🦟 Coastal Insects
Like much of coastal Queensland, Coolum has mosquitoes and other insects, particularly during summer.
We maintain regular professional pest control, but insects can still fly inside.
We provide insect sprays, personal repellent and mosquito coils under the kitchen sink.
Pest control information is also available inside the kitchen cupboard.
🧺 Longer Stays
We welcome guests staying for extended periods.
For bookings longer than 14 days, we provide a complimentary light clean and linen change.
Starter supplies of tea, coffee, toilet paper and other essentials are provided, with guests responsible for replenishing supplies during longer stays.
